Refinance
Are you about to go into foreclosure?  If you have 30% or more equity in your property, we'll consider buying you out of foreclosure.  This gives you time to get your affairs in order and save your house.  Or, need to cash out some equity, but no one will lend you money in your current situation?  We may be able to help. We will restructure your note and take first lien position.

Purchase
Are you looking to purchase, but can't get any lenders to finance your deal due to your current credit situation?  We'll lend you up to 65% of the value of the property, and in certain instances lend up to 75% despite your current situation and/or issues.

Hard Money

Sometimes a person simply doesn't have the employment history, credit, verifiable income, or something a lender needs to process a loan, yet the borrower can afford the purchase.  Sometimes a person has run into trouble and needs help buying out a foreclosure, or taking cash out for emergencies.  With 25-30% equity, a borrower can still purchase or refinance the property regardless of employment, income, or credit history.  A great short-term solution when traditional lenders won't help. 

No Doc Loans

Not having the employment situation, verifiable income, or the assets lenders want doesn't have to keep you from getting a good rate loan.  With a 640+ credit score, you can use your credit and rental/mortgage history alone to purchase any size house you want, without verifying job, income, or assets.  And, with a 680+ credit score, you can even purchase 100% on the No Doc program.
