- How do I apply for a Loan?
We are not a lender we do joint ventures. We purchase under an agreement with you to purchase at a set price and monthly payment. Email is the best method.
- Can I get a property with no money down?
Generally no, but the Partnership has funded 100% loans for individuals with a 70/30 equity position in a property based upon a reliable appraisal. The property is purchased by the LLC and leased back with option to purchase. Most properties require a minimum of 20% down.
- Why are the interest rates so high?
Interest rates are based upon the risk of the client and the amount funded by private investor monies. Since the borrowers are considered a higher risk the return to the investors is higher. Generally, even with a higher rate it is cheaper for the borrower than renting with no equity building. Generally the fees are less than with a conventional mortgage.
- Can I buy a secondary residence or Investment property?
Yes,It is simple a matter of approval based upon equity in the property and the ability to pay.
- Do you assist with real estate investments?
Yes, the partnership will assist in your search for property through our affiliates. We can find you the home and then lease/purchase it.
